Assuming you are thinking of purchasing a house/condo in Edmonton:
I would honestly go with purchasing a house. Houses in E-town are going up like crazy, I would buy it as an investment and you will get big returns on it within just a matter of years.
Edmonton is NOT a condo market and that stuff doesn't sell like hotcakes like it does here in Van. Edm still has room to grow so they just build wider instead of higher.
I'd definately say put a down payment on a house and flip it. Get a good rate as a first time home buyer too I think.. and not only that you are guarnateeed to make a lot more money off of it.
Vancouver: get a house if you can afford it, other then that condo all the way
Condo dude. At your age, you shouldn't have to worry about the responsibilities of owning a house. A nice condo says "bachelor" all over it, meaning you'll always be feeling that university student high everytime you go home.
I'm with chewy on the flat rates for utilities. You just can't beat that.
I think Edmonton housing market isn't even in its prime yet. The housing prices there will start to go up even more.. Condos.. no
It really depends what you want it for. If you are thinkign of purchasing a condo or house for living purposes or investment purposes are two very different questions.
Fort McMurray is the new Edmonton...a couple years ago. If you're talking about investing in housing in the interest of making money, you should've done it there.
Investment should be a means of adding some nice padding to your already stable income. D, first and foremost, needs somewhere to live. After he has acquired that and is comfortable with his lifestyle, then he should start investing in housing. Don't gamble if you can't afford to.
No point in taking out that first loan hoping to make a nice ROI, just to have the market crash for whatever reason (US invading Canada)...on your first house!
Yah i dont think kingkong is talking about investment (of course preservation of capital is goood), otherwise i'd go against condo or house, definitely rent nowadays, highrates, rent at low returns (low cost).
Condo all the way!! but outside of downtown...like i've said before, go for sask dr, no new space to build, central, can't beat that!!
